ÅRE STAY AND HOME - GENERAL BOOKING TERMS AND CONDITIONS

Our booking terms are gathered here so that you can feel completely secure and simply focus on looking forward to your stay in Åre.

Contracting Parties and Responsibility 
These general terms and conditions apply between Åre Stay and Home and the Guest, who personally or through another party enters into an agreement regarding accommodation, purchase of products and services, or a combination thereof.

Åre Stay and Home is responsible for ensuring that: 

  • The guest receives a written confirmation of their booking.

  • The guest receives information about payment, access to the accommodation, and other relevant details.

  • The guest is informed of any significant changes to their booking.

  • The accommodation matches the description.

  • The guest has access to the house/apartment from the agreed check-in time on the day of arrival until the agreed check-out time on the day of departure, unless otherwise confirmed.


Booking and Payment

  • The booking is binding for both the Guest and Åre Stay and Home once the booking confirmation has been sent and the deposit (or full amount) has been paid.

  • For cancellations within 48 hours of receiving the booking confirmation, 0% of the rental amount will be charged.

  • 50% of the total amount is due at the time of booking, no later than 48 hours after booking.

  • The remaining balance must be paid no later than 60 days before arrival.

  • In case of non-payment, Åre Stay and Home has the right to cancel the booking without prior notice.

  • For payments from abroad, the Guest is responsible for any fees arising both in the home country and in Sweden. Åre Stay and Home must receive the agreed amount in the currency specified in the booking confirmation.


Cancellation and Cancellation Protection

  • All cancellations must be made in writing and sent by email to Åre Stay and Home.

  • For cancellations within 48 hours of receiving the booking confirmation, 0% of the rental amount will be charged.

  • For cancellations made 60 days or more before arrival, Åre Stay and Home retains the deposit of 50%.

  • For cancellations made less than 60 days before arrival, 100% of the amount will be due to Åre Stay and Home.

  • Åre Stay and Home refers to the cancellation protection that may be included via your home insurance or card issuer in the case of card payment.


Guest´s Rights and Obligations

  • If the accommodation cannot be provided as confirmed, and no replacement accommodation is offered, the guest has the right to a refund of the amount paid.

  • Defects in the accommodation must be reported in writing within 24 hours of arrival so that Åre Stay and Home has the opportunity to correct the issue.

  • If the Guest does not report defects and thereby does not give Åre Stay and Home the chance to correct them, the Guest is not entitled to compensation.

  • When staying in a cabin/apartment, the Guest is responsible for snow clearing and/or anti-slip measures around the accommodation during their stay.

  • The minimum age for all members of the party (except family members) is 18 years unless otherwise stated in the confirmation. ID may be required at check-in, and entry may be denied if the age requirement is not met without refund.

  • The Guest must respect the house rules, including quiet hours between 22:00–07:00.

  • The Guest is fully liable for any damages caused by themselves or others in their party.

  • The Guest may not use the accommodation for any purpose other than what was agreed at the time of booking and may not allow more people to stay overnight than agreed.

  • The Guest must have valid insurance covering liability for damages caused to property.

  • Inadequate cleaning may result in an additional cleaning fee.

  • Skis, snowboards, bicycles, sleds, and other sports equipment must be stored in designated storage (if available) and are not allowed inside the property.

  • Åre Stay and Home is not responsible for forgotten items.


The agreement is terminated immediately and without refund if:

  • The Guest or someone in their party behaves disruptively in the property.

  • Disturbances inside or around the accommodation result in security being called. A fee of at least 1500 SEK will be charged for the first incident. For repeated offenses, the entire party will be evicted immediately with a fee of at least 5000 SEK.

  • The Guest or someone in their party causes damage to the property.

  • The accommodation is used for purposes other than intended.

  • Smoking occurs inside the property. A 5000 SEK sanitation fee will be charged.

  • Pets are brought into the accommodation when not permitted. A 5000 SEK sanitation fee will be charged.

  • If the accommodation or garden is used by more people than allowed. The maximum number stated in the property description applies.


Check - Out
The following must always be done upon check-out:

  • Start the dishwasher with the final load.

  • Dispose of bottles, cans, garbage & cardboard in recycling bins. Nothing may be left in the apartment.

  • Fold the duvets neatly on the bed.

  • If bed linen has been rented, place it in the beige bag inside the door.

  • Ensure that all storage keys are hanging in their correct place.

  • Make sure windows are closed, electronics are turned off, lights are switched off, and doors are locked.

If the accommodation is left without these measures completed, or in such condition that extended cleaning or sanitation is required, the guest will be charged. The Guest may also be liable to compensate subsequent Guests, e.g., for delayed access to the accommodation or for alternative lodging.

In the confirmation, there is an option to purchase departure cleaning. If you choose to clean yourself, a more detailed checklist will be provided with instructions before departure.

Force Majeure

Both the Guest and Åre Stay and Home have the right to terminate the agreement if the accommodation cannot be provided due to circumstances beyond the parties’ control (e.g., war, natural disasters, extended interruptions in water or energy supply, fire, government decisions, epidemics/pandemics).
Åre Stay and Home
is obliged to promptly refund the amount paid, with deductions for any use the Guest has already had of the accommodation.


Disputes

In case of disputes, the guest should primarily contact Åre Stay and Home.
If Åre Stay and Home and the Guest cannot reach an agreement, the Guest may contact the Swedish National Board for Consumer Disputes (ARN).
